The site, composed of underutilized lots adjacent to the Metro-North train station in White Plains, presented an opportunity to create a vibrant, transit-oriented mixed-use development. However, the challenge was to maximize land efficiency while fostering seamless connectivity between transportation, commercial activity, and public space. The development needed to integrate office, retail, and public amenities while enhancing accessibility, walkability, and urban engagement—without compromising functionality or aesthetics.
Solution:
The proposal features an elevated podium concept, transforming the space into a dynamic public plaza or urban park that seamlessly connects the train station with the new development. This green plaza serves as a social space and pedestrian connector, enhancing accessibility for commuters and professionals. Two prominent office towers at each end house modern workspaces and activate the plaza with restaurants, cafes, and amenities, creating a vibrant atmosphere.
At street level, an active retail base beneath the podium fosters a lively streetscape. A grand stairway through the retail spaces transitions to the elevated plaza, enhancing visibility and drawing pedestrians. The podium itself serves as an urban terrace or park, integrating transit, shopping, and business.
All service functions, including parking and back-of-house operations, are discreetly placed behind the retail spaces, ensuring a pedestrian-friendly frontage. This strategic placement maintains an engaging urban experience while preserving efficiency and accessibility. The development’s integration of transit, office space, retail, and public amenities sets a new standard for mixed-use urban planning.
