The project involved replacing an outdated home with a new residence on a wetland-restricted lot, requiring zoning variances and adherence to soil disturbance limits by utilizing the existing footprint. Upgrading from a septic system to a nearby town sewer system also demanded coordination across multiple municipalities.
The owner’s highly specific design requirements—including 12-foot ceilings, large custom windows, 8-foot solid doors, wood-burning stoves, and ductless HVAC—added structural complexity and cost challenges. To stay within budget, the design strategically prioritized key features while ensuring construction feasibility.

The home emphasizes soundproofing, thermal comfort, non-toxic materials, rainscreen cladding for energy efficiency, and an optimized MEP layout. French doors and Juliet balconies enhance indoor-outdoor connectivity, seamlessly integrating nature into the living experience.
